When building a home in Waterford today there are many choices available
for the customer. One choice we have favored for many years has been modular
construction.
Even the most talented builder finds our changing seasons to
be a challenge when trying to bring a site built project to a close. In an ideal
world all builders would like to only use dry materials to build your new home.
Unfortunately once those materials get delivered to your Waterford home site and the construction
process begins so does the rain and the snow.

The better builders now use modular product to deliver a high
quality, energy efficient home to their customers. This saves time and ensures
that there are no hidden problems that come up after the fact. A site built home
that has been rained on for three or four months just cannot avoid the start of
mold or material damage.

What is a modular home?
Just like your car or computer that is built in a factory a
modular home is also built in a factory. Cars and computers are built in a
factory setting because the quality can be controlled, the working environment
is clean and the costs are controlled. Imagine buying a computer from someone
that built it in your driveway. It may work but will it be your best value.
Probably not.

The size of your home determines the number of modules that
are needed to create your design. The
benefits of this type of construction are obvious. There is certainly a cost
savings but the benefits just start there. Quality control, tight joints, and
energy savings construction all make modular construction the choice of smart
builders and home buyers. A normal cape cod style home may be two modules where
one of our Greenwich modular mansions may be sixteen modules or more.

Is modular construction new?
We entered the modular home building business a quarter of a
century ago. In that twenty five years we have seen the industry continue to
grow and become more and more innovative in meeting and exceeding customer and
builder demands and expectations. Believe it or not the industry was already
twenty years old when we discovered it. So with almost fifty years of modular
home history we are very comfortable with the change.

Luxury Modular Condos and
Townhouses
Given the shortage of multifamily homes throughout the state
those needs are being filled with modular construction. This product can be a
simple duplex and continue right up to major condo projects. In multifamily
builds the quality of modular construction is certainly valuable. Face it if you
are a builder doing twenty condos you want to get them done and then move onto
the next project without being dragged back to fix problems that could not be
avoided. On multifamily projects builders like the timing of the modular
project. Sites are not left open for months on end, materials do not disappear
off site, and the interest costs are a lot less as the build out is so much
faster. Modular also helps builders react to market conditions a lot faster. So
more profit, less risk, predetermined time line and the ability to build more
units all make modular a wise choice for multifamily homes.
Modular additions.
Many people have outgrown their homes. They love the
neighborhood, they have a terrific school system and they are close to work. As
families grow so does the home. Many people have taken a ranch style home and
added a second story to double the space and end with a colonial home. Some
people have added an in-law apartment next to their existing home as well. The
benefit do doing these modular is mainly time. Costs are about the same as stick
built but time is easily cut in half. If you are looking to expand your home
modular could be the right answer for you.
